Start here Before You Look at a Single House
There’s a point when a home that once fit perfectly…doesn’t anymore.
Maybe the kids are getting older. Maybe they’ve started leaving home. Your commute has changed. You’re tired of maintaining more house than you need. You want more space, less space, a different school district, a first-floor primary suite, more land or simply a home that better fits the way you live today. Whatever is driving the thought, here’s our advice:
Don’t start by looking at houses. Start by looking at your life.
One of the biggest mistakes homeowners make is jumping immediately into listings when they start thinking about moving. Before you worry about bedrooms, interest rates or what’s available, there are three questions worth answering.
1. What Do You Want Life to Look Like 12–24 Months From Now?
A move should solve something. So instead of starting with, “What kind of house do I want?” start with: “What do I want my life to look like?” Think about what could change over the next couple of years. Will your family grow—or get smaller? Could your job or commute change? Are the kids approaching a school transition? Would you rather spend Saturdays enjoying your home instead of maintaining it? Do you need more room to gather or are there rooms you rarely use anymore? These questions often reveal what you actually need from your next home. Because the goal isn't simply to find a nicer house.
It's to find a home that makes the next season of life work better.
2. Know Your Numbers Before You Need Them
Once you understand why you might move, the next step is figuring out what’s financially possible. And this is where homeowners sometimes make assumptions that can dramatically change their plans. Start with your current home.
What is it actually worth?
Online estimates can be useful reference points, but they don't know your home the way the market does. They don't necessarily account for your renovations, condition, lot, competing inventory, buyer demand or what has happened recently in your specific neighborhood. A professional market analysis gives you a much clearer picture. Then ask another important question:
How much equity do you actually have?
For many homeowners who have owned their property for several years, the answer may be more than they realize. That equity could influence your down payment, monthly payment, price range and even whether moving makes sense right now. Finally, talk with a mortgage professional before you need a mortgage. Understanding your credit, debt-to-income ratio, estimated payment and financing options early gives you something extremely valuable: Options. Depending on your situation, that conversation could include traditional financing, bridge financing, a HELOC or other strategies for buying and selling. You don't need to be moving next month to have these conversations. In fact, that's the point. The best time to understand your options is before there's urgency.
3. Build Your Moving Team Early
A successful move involves far more people than a buyer, seller and real estate agent.
Think about everyone who could potentially be involved:
Your real estate advisor.
Mortgage professional.
Financial advisor.
Insurance agent.
Inspector.
Contractors.
Title company.
Movers.
And, depending on your situation, family members may need to be part of the conversation too. Don't wait until you're under contract and suddenly need answers. Build the team before you need the team. The right professionals should help you understand your choices, anticipate obstacles and create a plan that allows you to make decisions confidently instead of reactively.
You Don't Need to Be Ready to Move to Start Planning
This may be the most important takeaway. There is a big difference between planning a move and putting your house on the market. Sometimes the right plan is to move now. Sometimes it's six months from now. Sometimes it's two years from now. And occasionally, after looking at the numbers and lifestyle goals, staying exactly where you are turns out to be the best decision. That's okay.
