As interest rates go up, the pool of buyers shrinks. When the pool of buyers shrink, the demand for your particular home goes down.

Then how can one win in this market?

Well, the answer lies in the fundamentals. The fundamentals to getting your home sold is price, condition, and location. We are exiting a very sloppy real estate market and entering one in which buyers have gotten back to the fundamentals. Post 3% interest rate environments have caused buyers to pause and reflect on their personal budget and the additional cash they have for repairs. In turn, buyers are being more particular. Buyers understand they have more time to make a decision and there isn’t as much urgency on their part. If you, as a potential seller, do not align with these fundamentals, you will have a challenging time getting your home sold. If you are considering moving, you will need to have two of the three fundamentals in order to have success. If your location isn’t great, you can fix it by having the price & condition reflect it. If your condition isn’t up to buyers standards, you can fix it with the correct price. This is why greedy and arrogant sellers are losing. Sellers who can adjust to the current buyer expectations are winning because most all moves are based on lifestyle decisions rather than the timing of the market.
